Comprehensive Residential Development

Project Objective: 
Obtain land use and subdivision consent from Selwyn District Council for 17 residential units as a Comprehensive Residential Development in Prebbleton.

ViaStrada’s planners and traffic planners assisted Akaroa Orchards Ltd to obtain consent for a comprehensive residential development in the L1A5 (Deferred) zone at  Prebbleton. The consents obtained enabled development of the first 9 residential units straight away, with subsequent development occurring as further sewer capacity becomes available. The consent also allowed for the continued operation of an existing plant nursery on the site until the commencement of Stage 2.

Marsden Park

Project Objective: 
Provide expert advice

ViaStrada (Nelson office) are principal RMA and planning advisors for the 600 lot Marsden Park development in Nelson. This development, located in Marsden Valley, has been designed around urban design principles, and features a new commercial centre and a mix of housing densities. Development of the first stage (130 lots) is underway and sections will be available soon.

Marlborough District Council Plan Change 21

Project Objective: 
Prepare and present expert evidence

ViaStrada has been engaged to process PC21 for the Council. This private plan change relates to an extension to the Waikawa Bay Marina Zone and creation of new moorings management areas to allow for swing moorings in the Waikawa bay.

The Palms - Retail Mall Expansion for AMP Capital

ViaStrada recently obtained non-notified land use consent approval for its client AMP Capital Palms Pty Ltd for an expansion to The Palms Shopping Centre in north-east Christchurch. The Palms is located 4 km from the city's CBD and currently consists of approximately 110 retail tenancies, including the first Reading Cinemas multiplex in Christchurch.

The resource consent proposal sought to build on the successful expansion of the mall in 2003 with a further 32% increase proposed for the shopping centre. The redevelopment will provide for additional retail floor space, enhanced pedestrian connections and mall thoroughfares, and additional on-site car parking. The existing entry plaza of the mall (which was subject to an NZILA Silver award for landscape design in 2004) will be redeveloped to provide opportunities for an enhanced entertainment precinct and gateway to the centre.
